Terms of Use

These terms cover your use of gable.co.uk and the search tools on it. By using the site, or creating an account, you agree to them. If anything here doesn't work for you, contact us at hello@gable.co.uk before using the site.

1. Early access

GABLE is in private early access, not a finished, fully regulated transaction service. The AI Search tool and the Advisor tier described on the site are real, but the property inventory, matching, and advisor workflow are still being built out. Nothing on this site is an offer to sell or a guarantee that any property shown is available, accurately priced, or currently on the market.

2. Not professional advice

Match rationales, valuations, and any commentary generated by our AI matching or by an advisor are informational only. They are not legal, financial, surveying, or tax advice, and should not be relied on as a substitute for your own independent professional advice before making an offer or exchanging on a property.

3. Accounts

If you create an account, you're responsible for keeping your password confidential and for anything done under your account. Use a real email address you control — it's how we contact you about your account and, if you ask us to, about your search. You can delete your account at any time by emailing hello@gable.co.uk.

4. Fees

AI Search is free, with no obligation to buy or to use an advisor. The Advisor tier is a flat fee, disclosed on the site, agreed with you directly before any paid work begins. Where GABLE shares part of a selling agent's commission on a completed sale, that arrangement is disclosed to you in writing, in line with UK estate agency law.

5. Acceptable use

Don't use the site to scrape, resell, or republish listing data at scale, attempt to bypass security, or submit false information in a search brief or advisor enquiry.

6. Liability

The site and its search results are provided "as is", during an early-access period, without warranty that results are complete, error-free, or continuously available. To the extent permitted by law, GABLE isn't liable for losses arising from reliance on search results or site content, though nothing here limits liability for anything that can't legally be limited, including death or personal injury caused by negligence, or fraud.

7. Changes

We may update these terms as the product develops out of early access. We'll update the date at the top of this page when we do.

8. Governing law

These terms are governed by the laws of England and Wales, and any dispute is subject to the exclusive jurisdiction of the courts of England and Wales.
