Privacy Policy

GABLE ("we", "us") provides AI-assisted property search and buyer representation for Prime Central London. This policy explains what personal data we collect through gable.co.uk and our search tools, why, and what rights you have over it. It's written for what the site actually does today, not a generic template.

1. Who we are

GABLE is currently operating in private early access. We are in the process of registering with the UK Information Commissioner's Office (ICO) as a data controller, and completing our estate agency and anti-money-laundering supervisory registrations, ahead of full public launch. 2. What we collect

Searching the site without an account requires no personal data at all, and nothing about that search is stored.

3. Cookies and local storage

GABLE does not use advertising or analytics cookies. The only thing stored in your browser is a login session token, created by our authentication provider (Supabase) when you sign in, so you don't have to sign in again on every visit. This is strictly necessary for the account feature to function and is not used to track you across other sites. If that ever changes — for example, if we add analytics — we'll update this policy and ask for your consent first.

4. Who processes your data

We use a small number of specialist providers to run GABLE, each acting as a data processor on our behalf:

• Supabase — hosts our account database and handles sign-in, with data stored in the London (EU-West) region.
• Render — hosts the matching engine that ranks properties against your search brief.
• Cloudflare — hosts and serves the website itself.
• Anthropic — when AI-assisted ranking is switched on, the free-text part of your search brief (not your account details or saved search history) is sent to Anthropic's Claude models to help rank listings and write a rationale. During this early pilot, Claude may also search the web to surface current listings on Rightmove, Zoopla, and OnTheMarket beyond our own checked inventory; results found this way are marked as AI-found and not yet verified by GABLE wherever they appear on the site.

We don't sell your data, and we don't share it with selling agents or third parties without telling you first.

5. How long we keep it

Account and saved search data is kept for as long as your account is active. You can delete a saved search at any time from "My saved searches", and you can ask us to delete your account and all associated data at any time by emailing hello@gable.co.uk.

6. Your rights

Under UK GDPR, you have the right to:

• Ask what personal data we hold about you, and get a copy of it
• Ask us to correct inaccurate data
• Ask us to delete your data
• Ask us to restrict or object to certain processing
• Receive your data in a portable format
• Complain to the Information Commissioner's Office if you think we've got something wrong

7. International transfers

Our providers may process data outside the UK/EEA as part of their own global infrastructure. Where that happens, it's covered by their own standard contractual safeguards. Our primary database is configured to stay within the London/EU region.

8. Changes to this policy

We'll update the date at the top of this page whenever this policy changes, and post a notice on the site for any change that materially affects how we use your data.
